home and auto insurance renewal increases farm bureau
Good Afternoon
just looking to see if any body else has farm bureau insurance for both home and vehicles
we have had Farm Bureau since 2009
we just got our renewal for house (oct to oct) and vehicle oct 2022 to apr 2023
of course i am calling around to see if any other carriers can beat or match my level of coverage's and services, i usually find they cannot but still inquiries are made
House insurance increased 8 % over last years term, or 109 over last years 12 month policy, of course property valuation went up 32,600 (8%) over last year, and this drives all the deductibles and liability etc. I am ok with that.
Vehicles(3) increased 9% or 76 dollars over a 6 month term compared to last term that began april 2022. . no tickets since 2010
zero claims for at fault wrecks as well since 2009
my question , is are yall seeing similar increases with your insurance providers as well?

Have Farm Bureau for the house and equipment at the ranch, Armed Forces for the house in town, and USAA for the vehicles. All have gone up, and when you look at the tax assessments and comparable real estate sales for the value to replace a home or vehicle, everything is going up---AND remember, inflation of 8+%. It does pay to shop around but look for issues with coverage. What I like about Farm Bureau is their personal firearms coverage--unless you have a single extremely rare/expensive firearm, they do not require any enumeration and the coverage is for whatever your total possessions coverage is (usually 50% of the coverage for the house). Armed Forces USED to be that way but have changed to only cover firearms up to a TOTAL of $1,500 unless you take out a special rider (at additional cost).

i was musing over dinner the rate of increase matches inflation and rise of materials to replace the house
i did not know about FB and firearm insurance, i figured they were al covered under the personal property
clause
thanks i will ask my rep on Tuesday about that
our property tax values were increased right in line with what the insurance company stated as replacement cost. so i feel better
i had asked a few months ago if my policy was for X amount of replacement there was no way the covered figure would replace my home if destroyed. but there is a clause in the state insurance stuff if amount is within a set parameter , the company has to pay the extra no matter. I was being very brief, its a complicated rule, but it does protect us if costs etc go crazy during policy period .

My insurance has gone up steady every year for the past many years. One problem I have is that the City of Plano keeps increasing the value of houses. I would protest but house all around me are selling for more than the city appraisals. How do I win that contest? I am not even sure who my carrier is. My insurance covers full replacement costs in case of a major catastrophe plus a 150K in personal property loss. I price shopped and every single estimate is more than I pay. Taxes and insurance is adding 750 dollars a month to my darned house payment. I bought this place in 1996 and owe 185K due to one refinance I did. My payment with taxes and insurance is 1750 a month. My neighbors I moved in with have all bailed out and made as much or more than double what they paid. I paid 141K for this house. The bank that had repossessed it wanted 161. My realtor even fought me on offering so low. Long story short. I am glad my house has nice equity but I am getting choked out on the increases due to property value increases.

we did HUGE upgrade and update a few years ago that increased the climate controlled square footage almost by a factor of 2
so this year when they did the appraisals it reflected real world sq footage and value, where as the years previous we were valued very low, because the appraiser never counted the additions, updates etc. I think because we pay zero property tax( 100% disabled veteran) so she must have felt it was ok. But it was hurting us if we wanted to sell but it also hurt insurance valuations as i have complete replacement in my policy.
wood county has some high taxes for schools, police etc and the famous bridge taxes. my parent live next door and their prop tax bill almost doubled this year, yet we get almost no police protections in the neighborhood.
our insurance has steadily gone up, each cycle, but this year it seemed to Jump and 8 and 9% is a big jump compared to previous years.
i appreciate all the feed back

City taxes aren't what is killing me, it's the ISD taxes that hurt the most. We have used them since 1999. It seemed like every year it went up starting around 2005. This year I went to Allstate and we saved over 1,100 on cars and house, and RV.

Yeah, shop around. We ended up going with GEICO for car and property insurance. But even then our house insurance went up about 18-20 percent this year, due to increased cost of materials and labor. When gas is $4 a gallon, it costs more to send that crew out to fix your house, not to mention the cost of lumber, concrete, etc. skyrocketing. Thanks, Joe.

for windstorms, tornadoes etc. so we have a sep savings account with 2x deductible .

My deductible won't even cover my roof being replaced. Unless I use one of those companies that "play" with the prices.
