Here's my advise: If you feel your life is in danger, take out your gun and shoot him/her. Otherwise, call the cops.

Aren't you worried that with your relationship so bad that your tenant is going to destroy your property when they move out? I'd start the eviction process immediately.

There's always the infamous "Shreveport Eviction." Decide you need to plane down their front door, so you take it off and take it home with you to "work on it" for a few days...... :rolll

In this particular situation, I don't know that I would have said this to him. It can be construed as a challenge by the person you are saying it to. This could have caused the situation to escalate. When in a confrontation with someone, I try real hard not to say anything that might cause the other party to feel as if they need to prove their manhood.

You could have said the same words in a very stern voice without issuing the threat of physical violence. Here is another way of looking at it. Why give the other guy a fair warning about what is coming if they don't back off?

I got a video recorder that records color video and audio on ebay for less than $20 including shipping. It looks just like a pen and it even writes! It even comes with rechargeable batteries and charges by plugging into any usb port.

In case you shoot someone in self defense, you don't want a he said, she said situation. You want there to be a color video with audio recording. Even better, let them make an official deposition first before you reveal that you have a video recording. That way, the video will contradict their lies and discredit ALL their testimony as lies. It will taint any future testimony on their part and then it will be a he said they lied situation.

It also comes in handy when the cops give you a false ticket. The video clearly shows that my car has stopped but he gave me a ticket for running a stop sign. It nailed the policeman and my ticket was dropped.

Or lying co-worker accusing you falsely of sexual harassment even though SHE was the one really doing the harassing. Video nailed her and she was fired. Normally, nobody would believe a middle aged man if some young attractive girl accuses him of sexual harassment. However, thanks to my video SHE was fired and I was cleared.

Or the crazy lady that crashed into my car and then admitted that she crashed because she was using her cell phone. I have video of her on the phone. Later, she lies to the insurance company stating that I stopped suddenly causing her to crash and denies the cell phone. The video nailed her and the insurance paid up.

Buy it. It's cheap and it works!

They moved out and I did get rid of them. My only reason I didn't evict right away was would take at least 21 days to get rid of them and once you file you can expect them to sit there until the process works itself out. For the risk of an extra week it was worth it waiting on them. They moved out but it did have some drama.

I arrived to see if they moved out and they were moving but started yelling at me. So we left later on we found out they called the police on us during this time because of events that transpired later. At that time they refused to come out since it was a civil dispute. Anyways we left and said we will come back when they are done. So we come back and they house is empty and the power was turned off. At that point I start changing the locks. Guess who shows up the former tenants. They were demanding their deposit back. I told to get off the property. They then ran up to the door and forced them selves in . The door lock was off since I was changing the locks. I knew he didn't have anything on him since he only owned a shotgun and he wasn't holding it at the time. They just stood there and were yelling so I didn't draw on him but instead I called the police on them for home invasion. The police came out and didn't arrest them because they didn't have to break down the door and they had a copy of the lease but told them to leave which they did since they abandoned the property. I am glad at least I didn't have to actually draw on him since I really didn't want to deal with problems. Something like this truly changes how you think and you really do see how little time there is react.

Good Lord!!! If nothing else, something like that would make me question owning rental properties. Glad it worked out for you. Maybe you have already considered it and I know little or nothing about the process of renting out a property, but have you considered a lease management company to handle the rentals for you? From the outside looking in, it seems like it would be worth the fees if one could avoid dealing with whack jobs.

The biggest problem I have found with rental management companies is in this scenario it would have ended up with them staying 3-4 months rent free since they do not like dealing with those issues. Also most of their fee arrangements and they actually make more money when you have issue with the property. A lot of management companies charge you to find tenants and surcharges to fix things. So high turnover and repairs are good for them. If you own the property and rent it out this will end up killing you.

This is one reason being a landlord is not for everyone. I found though I can make close to 15% returns on the property so for it has been worth it to deal with a couple of whack jobs.Most people actually are great and pay on time. These were just an extreme example. One thing I noticed is my screening failed to take into account the type of credit acquired and length of accounts not just payment history and score.

My Father-in-law has been a 'slum lord' for a long time. He has had to deal with a lot of headaches over the years with renters that fail to pay, get way behind, are wacko, etc. I have had to escort him a couple of times to evict tenants who were not vacating properly. However, most of the time they leave quietly once threatened with eviction. Even though it is a headache, the profit and equity you're building on the properties can be a good payoff it you can do like tiger1873 does and do your own repairs. FIL is a builder, so he can do it all and that saves a ton of money.

Hold on, He held the truck door CLOSED so you cannot get in.
In that case, he is using FORCE to prevent you from leaving. You could have drawn, and even shot if he didn't leave once you did. Keep in mind though, if you drew, they would have called the police in that situation as well, and police usually believe whoever calls first.

Either way, ALWAYS carry.

Glad everything worked out the way it did..

On a side note, doesn't the "Threat of Deadly Force" and "Use of Deadly Force" have different requirements? So you would be justified in drawing your weapon before you are justified in using it?
