Reasonable?
The house behind me and the one next to me sold for ~$200K, probably less. Mine is the smallest in the neighborhood at 1500 sq ft and it would sell for about $130K. Ranchette Estates, off Wall Price

bigger lot
In my opinion, a bigger lot solves many of those issues. I moved from an east Ft. Worth home 6 years ago because of some ghetto neighbors next door, and they weren't nearly as bad as the OP's. My current house is in an older development in NE Tarrant County (Keller area) where the smallest lot is almost an acre. It's also legal to shoot firearms on the property. Noise/neighbor issues are almost non-existent. Our Crime Watch group is pretty much dead due to lack of interest - and lack of crime.
And there are some houses for sale at reasonable prices.
