My insurance has gone up steady every year for the past many years. One problem I have is that the City of Plano keeps increasing the value of houses. I would protest but house all around me are selling for more than the city appraisals. How do I win that contest? I am not even sure who my carrier is. My insurance covers full replacement costs in case of a major catastrophe plus a 150K in personal property loss. I price shopped and every single estimate is more than I pay. Taxes and insurance is adding 750 dollars a month to my darned house payment. I bought this place in 1996 and owe 185K due to one refinance I did. My payment with taxes and insurance is 1750 a month. My neighbors I moved in with have all bailed out and made as much or more than double what they paid. I paid 141K for this house. The bank that had repossessed it wanted 161. My realtor even fought me on offering so low. Long story short. I am glad my house has nice equity but I am getting choked out on the increases due to property value increases.
my property valuations situation required me to the county appraiser come out and increase the square footage in jan, my neighbor across the street had the same situation and he found it becasue he was selling and subsequently sold it for much more than it was really worth imo
we did HUGE upgrade and update a few years ago that increased the climate controlled square footage almost by a factor of 2
so this year when they did the appraisals it reflected real world sq footage and value, where as the years previous we were valued very low, because the appraiser never counted the additions, updates etc. I think because we pay zero property tax( 100% disabled veteran) so she must have felt it was ok. But it was hurting us if we wanted to sell but it also hurt insurance valuations as i have complete replacement in my policy.
wood county has some high taxes for schools, police etc and the famous bridge taxes. my parent live next door and their prop tax bill almost doubled this year, yet we get almost no police protections in the neighborhood.
our insurance has steadily gone up, each cycle, but this year it seemed to Jump and 8 and 9% is a big jump compared to previous years.
