And in Texas, and I assume many states, an HOA can legally fine you an exorbitant daily amount for "noncompliance" (like $200 per day) and, after a certain number of notification attempts, they can engage an attorney to get a judgement against you, then file a lien on your property, and then even foreclose on your house if you can't pay all the accumulated fees and all the charges for their attorneys. I have no evidence, but a friend who is a commercial real estate attorney told me that with COVID and people in financial straits and inflation and housing prices going up and the supply chain issues which makes getting a repair that used to take 4 weeks take up to 12 or more weeks and cost double as much, HOAs have gotten hyper-aggressive in going after violations as quickly as the law allows. That it's become easy money to pad the coffers.

My HOA sends me a letter (with a $100 charge for all their effort in having to send said form letter) if I so much as have a slightly unhealthy looking shrubbery on my property. That flag would cause apoplexy and probably at least one heart attack among the HOA board members...and I'd no doubt be charged the ambulance and hospital fees. I'm still tempted...

No 2022 projections for these, but pretty scary nonetheless (from https://www.thepeoplehistory.com/70year ... hange.html; some current prices Googled). What I think the country really needs to help right this ship is another $99 trillion spending package to forgive all loans for deadbeats, pay all housing and food costs for anyone not working, a free 65" flat screen in every apartment and home, a free car every three years to all those on Welfare, and more. This will pay for itself. Listen to what I said. (Whispering) It will pay for itself. Because we'll increase taxes on all those making over $500,000 a year, make them pay their fair share and stop trying to grow companies that hire workers. Corporations need to held accountable. Goods can be made more cheaply in China...
