Disappointing news from Endeavor Real Estate

#1

Post by GeorgetownJD »

I received a disappointing letter from our Property Management Company today.

As the Chief HR Officer of my company, I am very supportive of employees who have an LTC (including myself). Unfortunately, our corporate office is in a leased mid-rise in Austin (about 15 other companies are in the same building). The company we have a lease from sent me the following message today. I have already responded with a very polite request that that they reconsider their policy and provided several alternative options for them to consider. Very disappointed.

Good afternoon – As you are likely aware, effective January 1, 2016, Texas law will allow properly licensed citizens to both conceal and openly carry a handgun. As noted in the Rules and Regulations of your lease, the “Landlord reserves the right to make such other and reasonable rules and regulations as in its judgment may from time to time be needed for safety and security, for care and cleanliness of the Building, and for the preservation of good order in and about the Building…”. Therefore, please be advised that the Landlord for Domain 7 has asked that we formally notify you that concealed or open carry handguns are forbidden in the building, Domain 7. We ask that you pass this information onto your employees, agents, clients, invitees and guests.

We will be placing signs displaying our policy regarding this law at the entries to the building in the next couple of weeks, but wanted to officially notify you of the Landlord’s position regarding this new law. If your company chooses to install signage related to this law within your suite, please note that any signage visible from your space into a common corridor must be approved by the Landlord prior to installation.

We appreciate your compliance regarding this policy and as always, please let me know if you have any questions.

Thank you,

Angela Grasse, Senior Property Manager, CPM®

So they forbid licensed carry but allow criminal carry. Nice.

That was the main point I highlighted in my message to them.

I also took the opportunity to explain what I went through to get my license and why as the policy maker in my company - why I support concealed carry,

Retail Pad Sites, Land, and Medical Office sites adjacent to Cedar Park Medical Center. This 875,000 square foot center, anchored by powerhouse tenants such as Super Target, Cinemark, Office Max, Gold's Gym, and Academy is located at the intersection of 1431 and the major North/South commuter road, US Highway183A.

This issue was brought up in another thread earlier this month as well.

One guy brought up the point that your office is considered under your control, therefore any signs on the building my not be of concern to you.

If the powers that be in your company have the same feelings as you, maybe a quick phone call to your companies council can confirm if this is the case or not.

OTOH, the letter indicated that the lease permitted such action
"... reasonable rules and regulations as in its judgment may from time to time be needed for safety and security ..."

The property owner has the ability to make the entire property off limits, despite the wishes of the lessees. As such, they cannot be overridden. Time to find new office space.
